Duval County
Jacksonville Beach
Jacksonville Beach is an independent municipality on the Duval County barrier island, bounded by Neptune Beach to the north, unincorporated St. Johns County/Ponte Vedra Beach to the south, the Atlantic Ocean to the east and the Intracoastal Waterway (Pablo Creek) to the west. Housing is a mix of mid-century cottages, ranches and duplexes on the original street grid, oceanfront and near-ocean condominium buildings along 1st Street, townhome infill on denser blocks, and post-2010 rebuilds. Beach Boulevard (US 90) and J. Turner Butler Boulevard (SR 202) terminate here, and the city has a walkable downtown/pier district.
Neptune Beach
Neptune Beach is a small independent municipality (roughly 2.5 sq mi) between Atlantic Beach (north, across Atlantic Blvd) and Jacksonville Beach (south, at Seagate Ave), running from the ocean west to the Intracoastal marsh. Housing was built out largely from the 1930s-1960s as cottages and ranch homes on the original surveyed grid east of 3rd Street, with continual post-2010 coastal-contemporary rebuilds; west of 3rd Street are 1960s-1980s subdivisions on larger lots. It shares the Beaches Town Center commercial district with Atlantic Beach.
Atlantic Beach
Atlantic Beach is an independent municipality at the north end of the Duval beaches, bounded by Neptune Beach/Atlantic Blvd to the south, Hanna Park and Mayport to the north, the ocean to the east and the Intracoastal marsh (Dutton Island, Tideviews) to the west. Housing ranges from early-1900s to mid-century cottages in 'Old Atlantic Beach' east of Seminole Road, 1950s-1980s subdivisions such as Selva Marina (est. 1955), Royal Palms and Oceanwalk, and 2010s new construction in Atlantic Beach Country Club. The city dates to Henry Flagler's 1900 Mayport rail branch and the Continental Hotel.
Riverside / Avondale
Riverside and Avondale sit on the west bank of the St. Johns River immediately southwest of Downtown Jacksonville, roughly bounded by I-10 to the north, the river to the east, Fishweir Creek to the south, and Roosevelt Blvd/CSX line to the west. Housing stock was built primarily between 1901 and the late 1920s and is dominated by frame bungalows, with Prairie, Colonial Revival, Tudor and Mediterranean Revival houses, plus early-20th-century apartment buildings and a growing number of condo/townhome conversions. The area adjoins Brooklyn, Five Points, Ortega (across Fishweir Creek), and the Fuller Warren Bridge/I-95 corridor.
San Marco
San Marco is on the east/south bank of the St. Johns River directly across from Downtown, bounded (per the San Marco Preservation Society) by I-95 to the north, Philips Highway to the east, Greenridge Road to the south and the river to the west. The core was platted by Telfair Stockton & Co. in the 1920s after the Acosta Bridge opened in 1921, and the stock is 1920s–1950s single-family houses (Mediterranean Revival, Colonial Revival, bungalows, mid-century ranches) plus riverfront estates, with newer mid-rise condos and apartments along the Southbank. It adjoins the Southbank/Baptist Medical Center campus, St. Nicholas and San Jose.
Mandarin
Mandarin occupies the southernmost part of Jacksonville on the east bank of the St. Johns River, bordered by Beauclerc to the north, Julington Creek (the Duval/St. Johns county line) to the south and the river to the west. Development ran rapidly south along SR 13 (San Jose Blvd) through the 1970s–1990s, producing mostly single-family subdivisions on suburban and wooded lots, with riverfront and creek-front estates along Mandarin Rd and Scott Mill Rd. It adjoins Julington Creek/Fruit Cove (St. Johns County), Bartram Park to the east, and the Buckman Bridge (I-295) to Orange Park.
Southside / St. Johns Town Center (incl. Baymeadows & Deerwood)
The Southside corridor lies about 10 miles southeast of Downtown around the I-95 / J. Turner Butler Blvd (SR 202) / Southside Blvd / I-295 interchanges, anchored by St. Johns Town Center and the Baymeadows and Deerwood business/retail districts. Housing is a mix of 1970s–1990s condos, townhomes and single-family subdivisions (Deerwood, opened 1960 as Florida's first gated community; Baymeadows built out from the 1970s–90s), plus 2000s–2020s planned communities, apartments and condos near the Town Center and eTown. It adjoins Tinseltown, Southpoint, Bartram Park, Mandarin and the Beach Blvd/Kernan corridors.
Arlington (Jacksonville)
Arlington lies on the east bank of the St. Johns River directly across from downtown Jacksonville, connected by the Mathews Bridge (1953, Arlington Expressway) and Hart Bridge (1967), and bounded by the Arlington River/Pottsburg Creek to the south and the Fort Caroline/Timucuan Preserve lands to the northeast. Jacksonville University purchased its riverfront campus here in 1948 and the area suburbanized rapidly from the 1950s; most housing dates from the 1950s-1970s in ranch and midcentury styles, with later 1980s-90s subdivisions and apartment complexes toward Regency and Fort Caroline.
St. Johns County
Ponte Vedra Beach
Ponte Vedra Beach is an unincorporated coastal community in northern St. Johns County, immediately south of Jacksonville Beach (Duval line), stretching along SR A1A and Ponte Vedra Blvd to Mickler's Landing and the Guana reserve, and west across Palm Valley to the Intracoastal Waterway. The oldest stock is east of A1A in Old Ponte Vedra and along Ponte Vedra Blvd (1950s ranches through recent oceanfront rebuilds); west of A1A the gated golf communities (Sawgrass Country Club, Sawgrass Players Club/TPC, Marsh Landing, The Plantation) filled in from the 1970s through the early 2000s, and Palm Valley along Roscoe Blvd has waterfront and acreage lots.
Nocatee
Nocatee is a 13,000+ acre master-planned community in northern St. Johns County west of the Intracoastal/Tolomato River, with a Ponte Vedra 32081 mailing address; it began development in the mid-2000s and is organized into villages such as Twenty Mile, Crosswater, Seabrook, Greenleaf, Coastal Oaks, Del Webb Ponte Vedra (55+) and the Town Center district. Roughly 60% of the acreage is preserve, wetlands and retention. It is bounded by Palm Valley/Ponte Vedra Beach to the east (via the Palm Valley Bridge), US 1 to the west and SR 9B/Duval County to the north.
Julington Creek / Julington Creek Plantation
Julington Creek Plantation is a master-planned community in northwest St. Johns County along Race Track Road east of SR 13, across from Fruit Cove and immediately south of Julington Creek (the Duval county line), about 20 miles south of Downtown Jacksonville. The CDD covers roughly 4,120 acres of mostly 1990s–2000s single-family subdivisions, with townhomes and some newer infill, built around the Plantation Club recreation complex and The Champions Club golf course. It adjoins Mandarin (Duval) to the north, Durbin Crossing and the Julington-Durbin Preserve to the east, and Fruit Cove/SR 13 to the west.
St. Augustine (City) + Anastasia Island / St. Augustine Beach
St. Augustine sits on the Matanzas River about 40 miles south of downtown Jacksonville; the mainland city is the oldest continuously occupied European settlement in the U.S. and contains five Historic Preservation (HP-1 to HP-5) zoning districts plus the National Register Lincolnville Historic District. Anastasia Island is a 14-mile barrier island east of the city, bounded by the Atlantic and the Matanzas River, holding the separate municipality of St. Augustine Beach, Anastasia State Park, and unincorporated beach communities south to Matanzas Inlet. The Bridge of Lions (SR A1A) and the SR 312 bridge are the two road links between the mainland and the island.
Clay County
Fleming Island
Fleming Island is an unincorporated Clay County community on a peninsula bounded by the St. Johns River to the east, Doctors Lake to the north/west, and Black Creek to the south, immediately south of the Town of Orange Park along US 17. Development began in 1992 and the housing is overwhelmingly 1990s-2000s master-planned subdivisions, anchored by Eagle Harbor (approx. 2,500 homes, golf community north of CR 220) and Fleming Island Plantation (2,129 acres approved 1998, roughly 3,790 homes). County Road 220 is the retail spine; the 32003 ZIP was renamed Fleming Island in 2004.
Orange Park / Oakleaf Plantation
The Town of Orange Park is an incorporated municipality on the west bank of the St. Johns River at the Clay/Duval line, with the Buckman Bridge (I-295) and US 17 as its links to Jacksonville; the surrounding unincorporated area along Blanding Blvd (SR 21), Kingsley Ave, and Wells Rd is postwar suburban development. Oakleaf Plantation is a 6,400-acre master-planned community begun about 2004 off Argyle Forest Blvd/Oakleaf Plantation Pkwy at the western edge of the Orange Park mailing area, governed by two CDDs (Double Branch on the east, Middle Village on the west) with roughly 96% of homes built after 1999.
