Yulee / Wildlight

Yulee is an unincorporated census-designated place in Nassau County (2020 population 14,195) along the SR 200/A1A corridor between I-95 and Amelia Island, within the Jacksonville metro area. Wildlight is a master-planned community developed by Raydient Places + Properties (a Rayonier company) on former timberland; development began in 2016, its first homes and Wildlight Elementary opened in 2017, and the current Town District phase (1,000+ completed homes/apartments, 2,400 more under development) is to be followed by a Garden District phase opening in late 2026 with about 4,100 planned homes. Other new communities in the corridor include Tributary, a 1,550-acre GreenPointe community of roughly 3,200 planned homes west of I-95, and Del Webb Wildlight, a 660-home 55+ neighborhood by PulteGroup inside Wildlight that broke ground in July 2021.

Wildlight: Wildlight Residential Properties, Inc. is the master association under a Community Charter; per the June 2024 disclosure, standard neighborhoods pay a $374/yr master association fee plus a $405.30/yr residential property/pool service area assessment, townhomes add a $357/mo service-area fee covering landscape and exterior maintenance, Del Webb Wildlight's association runs $3,036-$5,460/yr by series, buyers pay a one-time working capital contribution (about $62.33 in 2024) and a Wildlight Community Foundation transfer fee of 0.5% of price capped at $2,500. Short-term rentals

Yulee and Wildlight are unincorporated Nassau County. Rentals of living quarters for six months or less owe the 5% Nassau County Tourist Development Tax (rate effective July 1, 2018) plus 7% Florida sales and use tax; owners must register through the Tax Collector's TouristExpress portal and file monthly returns, and remain responsible for remittance even when listing on Airbnb or VRBO, which do not remit Nassau County TDT on owners' behalf. Getting around

SR 200/A1A is the corridor spine connecting I-95 (Exit 373) to Amelia Island; FDOT has been widening it from a four-lane rural section to a six-lane urban section along the corridor, and Nassau County adopted an SR 200/A1A Corridor Master Plan covering land use, design standards and stormwater after a two-year planning effort.
