Atlantic Beach

Atlantic Beach is an independent municipality at the north end of the Duval beaches, bounded by Neptune Beach/Atlantic Blvd to the south, Hanna Park and Mayport to the north, the ocean to the east and the Intracoastal marsh (Dutton Island, Tideviews) to the west. Housing ranges from early-1900s to mid-century cottages in 'Old Atlantic Beach' east of Seminole Road, 1950s-1980s subdivisions such as Selva Marina (est. 1955), Royal Palms and Oceanwalk, and 2010s new construction in Atlantic Beach Country Club. The city dates to Henry Flagler's 1900 Mayport rail branch and the Continental Hotel.

Getting around

Atlantic Boulevard (SR 10) and its Intracoastal bridge is the primary access and chokepoint; Mayport Road (SR A1A) runs north to Naval Station Mayport and Wonderwood Drive (SR 116) provides a second Intracoastal crossing to the north.   • Confirm the FEMA zone (VE/AE/X) and request an elevation certificate; western marsh-side lots may be AE even far from the ocean.
  • Order wind-mitigation and 4-point inspections; verify roof permit dates on 1950s-1980s homes.
  • Rentals under 90 days are prohibited in residential zones; confirm any lease strategy complies.
  • Ask for the stormwater utility fee on the city utility bill and check drainage/ponding history for low interior lots.
  • For Atlantic Beach Country Club or Oceanwalk, obtain HOA documents, and separately confirm club membership terms are not bundled with the lot.
