Ponte Vedra Beach

Ponte Vedra Beach is an unincorporated coastal community in northern St. Johns County, immediately south of Jacksonville Beach (Duval line), stretching along SR A1A and Ponte Vedra Blvd to Mickler's Landing and the Guana reserve, and west across Palm Valley to the Intracoastal Waterway. The oldest stock is east of A1A in Old Ponte Vedra and along Ponte Vedra Blvd (1950s ranches through recent oceanfront rebuilds); west of A1A the gated golf communities (Sawgrass Country Club, Sawgrass Players Club/TPC, Marsh Landing, The Plantation) filled in from the 1970s through the early 2000s, and Palm Valley along Roscoe Blvd has waterfront and acreage lots.

Housing stock

Single-family estate and custom homes dominate; condominiums and villas inside Sawgrass CC, Players Club, and along A1A (e.g., Marsh Dunes, Players Club Villas); townhomes in newer A1A-corridor infill. Lots range from 0.25-0.5 acre in the golf communities to 1+ acre on Ponte Vedra Blvd and in Palm Valley. Sawgrass Players Club was begun in the early 1970s; Marsh Landing dates from the early 1980s with homes as recent as 2015.

Flood zones

Oceanfront parcels along Ponte Vedra Blvd and South Ponte Vedra are VE/AE behind the primary dune; lots along the Intracoastal, Palm Valley canals and the Guana/Tolomato marsh are commonly AE; the interior golf communities and much of the A1A corridor are predominantly Zone X with pockets of shaded X or A near retention ponds and wetlands. St. Johns County holds NFIP CRS Class 5 (25% NFIP discount for 2025), publishes a Flood Zone Viewer (https://www.sjcfl.us/resource_library/flood-zone-viewer/) and keeps file copies of elevation certificates through its Floodplain Management Team ((904) 827-6800 opt. 6).

Insurance factors

Coastal St. Johns County is priced differently from inland areas of the county; oceanfront and Intracoastal homes carry the highest wind exposure and Citizens is common for older oceanfront homes; homes built to the current Florida Building Code earn stronger wind-mitigation credits. Roof age over 15 years is heavily scrutinized. Condo buildings of 3+ habitable stories in Sawgrass/A1A are subject to milestone inspections (25 years within 3 miles of the coast) and SIRS every 10 years.

CDD and HOA

Older communities (Old Ponte Vedra, Sawgrass CC, Marsh Landing, Plantation, Palm Valley) generally have no CDD; CDD assessments appear mainly in newer master-planned developments in the 32082/32081 area (e.g., Nocatee's Tolomato CDD). Check the non-ad valorem section of the St. Johns County tax bill for any parcel.

Widespread. Master plus sub-HOAs in Sawgrass and Marsh Landing; dues range from roughly $100 to over $3,000 per quarter depending on community; gated golf communities (Sawgrass CC, TPC Sawgrass, Marsh Landing CC) have separate optional/mandatory club initiation fees of $20,000-$100,000+. Old Ponte Vedra and Palm Valley streets are often HOA-free.

Short-term rentals

St. Johns County Ordinance 2021-23 applies to unincorporated areas east of the Intracoastal (all of Ponte Vedra Beach): STRs (rented more than 3 times/year for under 30 days) must register annually with the county, hold a DBPR license, collect the 5% Tourist Development Tax, cap occupancy at 10 (children 12 and under excluded), provide 1 parking space per 3 guests; homesteaded owner-occupied homes and multifamily with HOA/onsite management are exempt. Getting around

SR A1A (Ponte Vedra Blvd/A1A) is the coastal spine; J. Turner Butler Blvd (SR 202) via the Butler/A1A interchange and the Palm Valley Bridge (CR 210) are the Intracoastal crossings; Roscoe Blvd and Palm Valley Road serve the western half; Nocatee Parkway links to US 1 and I-95. No fixed-route JTA service in St. Johns County; St. Johns County's Sunshine Bus does not serve this area, so the area is car-dependent.

Before you make an offer here

  • Check the St. Johns County Flood Zone Viewer and FEMA map for the parcel; request the elevation certificate on file with the county Floodplain Management Team.
  • For oceanfront parcels, identify the Florida DEP Coastal Construction Control Line (Rule 62B-26.019) and any prior CCCL permits; DEP permits are required for construction seaward of the line.
  • Obtain HOA/master association documents, budgets and any club membership requirements or initiation fees before contracting.
  • Order a wind-mitigation report and confirm roof age; older oceanfront homes may only be insurable through Citizens.
  • For condos in Sawgrass/A1A buildings of 3+ stories, review the milestone inspection, SIRS and reserve schedule.
  • Confirm county STR registration eligibility plus any HOA lease minimum if rental income is planned.
