San Marco

San Marco is on the east/south bank of the St. Johns River directly across from Downtown, bounded (per the San Marco Preservation Society) by I-95 to the north, Philips Highway to the east, Greenridge Road to the south and the river to the west. The core was platted by Telfair Stockton & Co. in the 1920s after the Acosta Bridge opened in 1921, and the stock is 1920s–1950s single-family houses (Mediterranean Revival, Colonial Revival, bungalows, mid-century ranches) plus riverfront estates, with newer mid-rise condos and apartments along the Southbank. It adjoins the Southbank/Baptist Medical Center campus, St. Nicholas and San Jose.

Housing stock

1920s–1950s single-family homes on ~50–75 ft lots in the historic core; larger riverfront lots along River Rd/Arbor Ln; 1960s–70s ranches toward San Jose Blvd; condos and townhomes on the Southbank and around San Marco Square (including recent mid-rise construction). San Marco is not a locally designated historic district citywide; some individual landmarks and the San Marco Square commercial buildings (e.g., 1927 St. Marks Building) are historic.

Flood zones

Riverfront blocks and low-lying streets near the St. Johns River and Southbank are FEMA Zone AE; interior blocks are generally Zone X. San Marco streets and homes flooded during Hurricane Irma (2017) river surge. Confirm the parcel zone at msc.fema.gov or the Duval County Property Appraiser map; elevation certificates for floodplain structures built since 1992 are kept by the City's Development Services Division.

Insurance factors

Most houses exceed 20 years, so 4-point and wind-mitigation inspections are standard; knob-and-tube and cloth wiring occur in pre-war San Marco homes and are commonly declined until rewired; roof age over 15 years is a frequent underwriting issue. Southbank and Square-area condos of 3+ habitable stories are subject to milestone inspection and SIRS requirements (HB 913, effective July 1, 2025).

Short-term rentals

Same City of Jacksonville framework as Riverside: no city-specific STR registration ordinance on jacksonville.gov and Florida Statute 509.032(7) preempts local bans; operators need a Florida DBPR license, Duval local business tax receipt and tourist tax registration. Some third-party guides assert a city certificate requirement that should be verified with the Planning and Development Department; condo/HOA rules may restrict rentals.

Getting around

Hendricks Ave, San Marco Blvd, Atlantic Blvd, Philips Hwy (US 1), I-95 and the Acosta, Main Street and Fuller Warren bridges connect to Downtown; the I-95/Fuller Warren interchange and the Acosta Bridge are the main chokepoints. JTA Skyway serves San Marco and Kings Avenue stations on the Southbank (system future under JTA review in 2026); several JTA bus routes run Hendricks/San Marco Blvd.

  • Electrical (knob-and-tube/cloth wiring, panel type) and roof age findings from the 4-point inspection.

  • Whether the lot lies within any local historic landmark designation or the San Marco zoning overlay affecting exterior changes.
  • Sewer lateral condition and any septic-to-sewer projects in the St. Nicholas edge of the area (JEA phase-out program).
