Information, not advice

Everything on this site — listing data, neighborhood guides, the concierge's answers, and home value ranges — is provided for general information. It is not legal, tax, lending, insurance, or appraisal advice. Home value estimates are generated from public and MLS sale data and are not appraisals; for lending or legal purposes use a state-certified appraiser. Verify anything material with the appropriate professional before relying on it.

Listing data

IDX information is provided exclusively for consumers' personal, non-commercial use and may not be used for any purpose other than to identify prospective properties consumers may be interested in purchasing. Information is deemed reliable but not guaranteed. Listing information may not reflect all real estate activity in the market and may change without notice. Sales data on neighborhood pages comes from county public records.

The concierge

The concierge is an automated assistant. It can make mistakes. It will not characterize neighborhoods or the people who live in them, consistent with the Fair Housing Act; for crime, school performance, and similar topics it will point you to official public sources. A conversation with the concierge does not create an agency relationship; that requires a written agreement with Ben.

Text messaging terms

• By checking the consent box on a form, you agree to receive transactional text messages from Ben Subercaseaux / Benjamin Subercaseaux, LLC about your request at the number you provided. Consent is not a condition of purchase.
• Message frequency varies; typically 1–4 messages per request and no more than 10 per month. Message and data rates may apply.

• Carriers are not liable for delayed or undelivered messages.
• Mobile numbers and opt-in data are not shared with third parties for marketing. See the privacy policy.

Acceptable use
