Arlington (Jacksonville)

Arlington lies on the east bank of the St. Johns River directly across from downtown Jacksonville, connected by the Mathews Bridge (1953, Arlington Expressway) and Hart Bridge (1967), and bounded by the Arlington River/Pottsburg Creek to the south and the Fort Caroline/Timucuan Preserve lands to the northeast. Jacksonville University purchased its riverfront campus here in 1948 and the area suburbanized rapidly from the 1950s; most housing dates from the 1950s-1970s in ranch and midcentury styles, with later 1980s-90s subdivisions and apartment complexes toward Regency and Fort Caroline.

Single-family concrete-block and brick ranches built 1950-1975 on roughly quarter-acre lots (Alderman Park: 815 homes 1955-early 1970s; Fort Caroline Club Estates from 1958; Monterey: 200+ homes late 1950s-early 1960s); riverfront and creek-front homes in Clifton, Empire Point, and along University Blvd/Arlington Rd; 1960s-80s garden apartments and condos near the Arlington Expressway and Regency Square Mall (1967); 1980s-2000s subdivisions in Fort Caroline/Girvin. Old Arlington has locally recognized historic areas but no NRHP historic district covering the whole neighborhood.

Insurance factors

Inland of the coastal wind-borne debris region, so wind exposure is lower than the Beaches, but the 1950s-70s stock is the main underwriting issue: original or second-generation roofs over 15 years trigger Citizens inspection, and 4-point inspections frequently flag cast-iron/galvanized drain lines, older electrical panels, and aluminum wiring in 1960s-70s homes. Getting around

Arlington Expressway (SR 115/US 90 Alt) and the Mathews Bridge connect directly to downtown; the Hart Bridge (SR 228) links to the sports complex/Southbank; I-295 East Beltway and the Dames Point Bridge (1989) provide airport/Northside access; University Blvd, Merrill Rd, Fort Caroline Rd, Atlantic Blvd, and Southside Blvd are the main arterials.
