What we collect

When you use a form on this site — a showing request, a home value request, or a message — we collect what you type: your name, email address, phone number if you give it, the property address you ask about, and your message. We also keep the conversation you have with the site's concierge so Ben can pick up where it left off. Standard analytics (Google Analytics) record pages visited and general device information; we do not use that data to identify you.

How we use it

To answer your request, schedule showings, prepare a home value analysis, and follow up with you about real estate services. That's it. We do not sell your information.

Text messages (SMS)

• Opt-in. We only text you if you check the consent box on one of our forms ("It's OK to text me at this number about my request") or you text us first. Consent is not a condition of any purchase or service.
• What you'll get. Transactional messages about your request: showing confirmations, home value results, replies to your questions, and follow-ups from Ben. No marketing blasts.
• Frequency. Message frequency varies with your request; typically 1–4 messages per request and no more than 10 per month.
• Message and data rates may apply.
• Opt out any time. Reply STOP to stop receiving texts. Reply HELP for help, or call (904) 595-8967.
• No sharing of mobile information. Mobile phone numbers and SMS opt-in consent collected through this site are not shared with, sold to, or rented to any third party or affiliate for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties.

Who we share it with

Service providers that run this site on our behalf and are bound to use your data only for that purpose: our hosting and database providers, our customer-relationship software, our AI model provider (to answer questions you ask the concierge), and our phone/text carrier (Twilio) to deliver calls and messages. Your brokerage, Florida Homes Realty & Mortgage, may receive your contact details as required to provide real estate services under Florida law. We do not share your information with anyone else unless the law requires it.

Retention and your choices

We keep your request information for as long as needed to serve you and as Florida real estate record-keeping rules require. Email ben.subercaseaux@gmail.com to ask what we hold about you, to correct it, or to have it deleted where the law allows.
