Julington Creek / Julington Creek Plantation

Julington Creek Plantation is a master-planned community in northwest St. Johns County along Race Track Road east of SR 13, across from Fruit Cove and immediately south of Julington Creek (the Duval county line), about 20 miles south of Downtown Jacksonville. The CDD covers roughly 4,120 acres of mostly 1990s–2000s single-family subdivisions, with townhomes and some newer infill, built around the Plantation Club recreation complex and The Champions Club golf course. It adjoins Mandarin (Duval) to the north, Durbin Crossing and the Julington-Durbin Preserve to the east, and Fruit Cove/SR 13 to the west.

Predominantly 1990s–2000s single-family homes (concrete block and frame/stucco) on roughly quarter-acre lots in named sub-neighborhoods; townhomes/multi-family in select sections; some larger estate lots and creek-front parcels toward Julington and Durbin creeks. No historic district.

Flood zones

Most interior lots are FEMA Zone X, while parcels bordering Julington Creek, Durbin Creek and internal wetland/pond systems carry Zone AE with established base flood elevations. St. Johns County keeps elevation certificates for structures built after 1991 in Special Flood Hazard Areas (Planning and Building, 904-825-1065); confirm parcel zone at msc.fema.gov.

Insurance factors

Homes built 1995–2008 are now past the 15-year roof-age threshold many carriers use, so roof replacement history drives premiums and 4-point inspections apply to anything over 20 years; original polybutylene plumbing can appear in early-1990s sections. Wind-mitigation inspection credits are common. Few condos, so milestone/SIRS rules rarely apply; townhome associations are governed by HOA statutes.

CDD and HOA

Julington Creek Plantation CDD levies assessments on the property tax bill; CDD owns/operates Plantation Club Recreation Center, Aquatic Complex, Sportsplex and Plantation Park. Assessment is among the lower CDD levels in the county because original bonds are largely retired.

Master HOA plus sub-association dues; commonly about $480–$1,200 per year depending on section.

Short-term rentals

St. Johns County Ordinance 2021-23 requires STR registration and sets occupancy/parking rules, but it exempts unincorporated areas west of the Intracoastal Waterway, so Julington Creek properties are not subject to county registration; a Florida DBPR license, county business tax receipt and tourist tax collection still apply, and HOA covenants commonly restrict rentals. Duval-side parcels follow the City of Jacksonville framework.

Getting around

Race Track Road, SR 13 (San Jose Blvd), Flora Branch Blvd, Durbin Creek Blvd and Longleaf Pine Parkway are the main roads; Race Track Rd connects east to I-95 at Bartram Park/Durbin Pavilion. The SR 13 bridge over Julington Creek and Race Track Rd at I-95 are the principal chokepoints. No JTA fixed-route service inside the community; nearest JTA service is on San Jose Blvd in Mandarin.
